Utility Work in Westfields -Notice
Thank you for working with the owners and tenants of Westfields Center. The Westfields Business Owners Association (WBOA) spend a considerable amount of time and money keeping Westfields looking great and we would appreciate you all helping us keep it that way. We understand you have a job to do as do we we in maintaining a beautiful community. A few things you can do to help us both:
1. Please use caution while digging in Westfields. Always call Miss Utility prior to digging. Please set up a pre-construction meeting with the WBOA prior to any work. We maybe able to help save you time, money and frustration working together.
2.Please know when and where you are digging. There is the VDOT right of way and multiple easements including WBOA Shared Utility Easement, as well as Landscape and other private easements. Regardless of where you dig you must restore back to original or better condition.
3. There are irrigation and water lines in the common area next to the roads throughout Westfields. Main line is typically a foot to 3ft from face of curb. Laterals with irrigation heads are in all of the common areas and walls. Please hand dig and locate these. We would prefer you call and have them marked by our landscape maintenance crew at your cost. Westfield was grandfathered with their approval to have irrigation and landscape in the VDOT right away as was originally approved with the master plan of Westfields.
4. If you break or damage an irrigation line, please notify the WBOA office and the WBOA Landscape Maintenance team immediately. The WBOA contractor must fix this damage at the contractors expense. (Contacts below)
5. Please do not park your service trucks or equipment on the common grounds. You are breaking utility boxes and irrigation heads as you do. You will be asked to reimburse the WBOA for these repairs.
6. Do not open cut the roads or paths in Westfields please. For test pits, please hot patch and seal these areas.
7. Any damage to the common area landscaping including the paths, curbs or roads must be must restore back to original or better condition
8. Do not place fiber marker poles in the common area. They will be removed. You may place underground locators but no vertical boxes/pedestals without express written consent of the WBOA.
9. Please install utility boxes flush to the ground. No pedestals please. Broken or boxes that have sunk will be your responsibility to repair.
10. Please do not use rye or "Contractors Mix" for turf renovation. Please finish grade with premium top soil and remove large objects and rocks and seed with Tall Fescue and seed mat only. Area should be flat with free of equipment/truck ruts and dips to allow mowing. (No straw please).
11 *Please read and follow the Westfields Turn Renovation Guidelines below found below.
12. If there is utility work outside of the roads and common areas and will be constructed on WBOA Property Owners Land (Parcel) you must first seek WBOA ARB Review and Approval prior to the start of any work.
13. No new easements shall be created in Westfields without written consent and acknowledgment by the Westfields Business Owners Association.
14. There does exist a "Shared Utility Easement" within Westfields. Should utilities choose to seek the use of this area please inquire with the WBOA. See general easement profile below. Questions, please contact the WBOA. If you encroach or we find you or your contractor has encroached on our shared utility easement we will seek remediation and potential compensation for any damages, etc.
15. Large utility boxes, transformers, Street light controls must be placed behind a berm or behind restricted area of the corner wall landscape areas. Transformers may not be placed on top of corner wall landscape areas. Please discuss with the WBOA and WBOA ARB the location of larger utility control equipment.
16. If you have questions or concerns, please contact the WBOA prior to starting work. A lot of issues can be solved prior to digging in our community.
