Fairfax County Land Unit J (Westfields) Study- Task Force

On May 15, 2018 following the approval of Plan amendment 2013-III-DS1 (Dulles Suburban Center Study) the Board of Supervisors authorized the consideration of a Comprehensive Plan amendment for Land Unit J of the Dulles Suburban Center (generally located in Tax Map Grids 43-2, 43-4, 44-1, 44-2, 44-3, 44-4) in the Dulles Suburban Center Planning District, Sully Supervisor District.

The adopted Plan for this area recommends office, a conference center/hotel, industrial/flex and industrial use at an average of .50 FAR, with options for mixed use in certain areas. The Board requested that staff consider and evaluate a Comprehensive Plan amendment for Land Unit J of the Dulles Suburban Center. The Plan amendment should consider the addition of new land uses generally within the current overall baseline intensity of .50 FAR. As staff evaluates potential new land uses in Land Unit J, such review should include potential new areas for residential development, including the flexibility to allow such development (subject to appropriate noise mitigation measures) in areas not currently envisioned by the Plan as a result of noise contours identified on a 1992 map.

October 19, 2018 - A community task force has been convened to review these potential land use changes.  The first meeting will be on October 29, 2018, at Stone Middle School (5500 Sully Park Drive, Centreville, VA 20120, from 7:00 PM to 9:00 PM.

UPDATE February 2019:  Fairfax County Staff shared the draft language for Land Unit J  with the Task Force and supported this language at the Fairfax County Planning Commission Meeting on February 27th 2019.  Outcome: Deferral to March.

The Task Force will continue to review this language and feedback from this group.  Currently, Fairfax County Planning Commission would consider the final outcome of this language and recommendation on March 14th and before the full Fairfax County Board of Supervisors on March 19th, 2019.
